About the Property

The Tejon Ranch Commerce Center is a 1,450-acre, 20 million square foot state-of-the-art commercial/industrial development on Interstate 5 just north of the Los Angeles basin. Nearly 7 million square feet of industrial, commercial and retail space has already been developed, including distribution centers for IKEA, Caterpillar, Famous Footwear, L'Oreal, and Dollar General. An additional 2.5 million square feet is currently in the development pipeline of which nearly 700,000 square feet is currently under construction.
The Tejon Ranch Commerce Center also has 11 million square feet of available retail and industrial space, with sites ranging from 20,000 to 2 million square feet. Sites are fully-entitled, immediately available for lease, build-to-suit or sale, with a proven ability to deliver a building in as little as 9 months.

Jobs & Housing

The Commerce Center is part of the overall Tejon Ranch master plan, which will include more than 35,000 homes and 35 million square feet of commercial space. The Tejon Ranch Commerce Center is a highly successful employment center now making the transition to a mixed-use development where those employed at TRCC can live, work and play. Construction is underway on Terra Vista at Tejon, a Tejon Ranch apartment community, which will bring 228 units of quality housing to the Commerce Center by 2025, with up to 495 units planned in total. The future residential mixed-use community of Grapevine at Tejon Ranch is also planned for the area immediately south of the Commerce Center. Grapevine’s development plan calls for 12,000 homes and 5.1 million square feet of commercial, industrial and civic uses.

Kern County Approves $2.3 million incentive for L'OREAL

The County of Kern has approved a new economic incentive for L'Oreal that's worth $2.3 million.  The incentive, which will come in the form of rebates on property, sales and use taxes paid by the international beauty company, is based on the number of jobs created.  It is the first incentive approved under the new Advance Kern program, which was approved by the Board of Supervisors in November 2017.

Nestle to open +700,000 square foot Distribution Center at TRCC

Tejon Ranch Co. has announced that Nestlé USA will be opening a fully automated distribution facility at TRCC.  With a completion target of 2025, Nestlé plans for the commencement of operations in 2026.

Manufacturers Are Heading to North Los Angeles for Space

Manufacturers are heading to markets north of Los Angeles for industrial space. The Commerce Department has approved an expansion of Foreign Trade Zone #276 at the Tejon Ranch Commerce Center. All of the industrial sites at TRCC are now included in FTZ #276, which has expanded to nearly 1,100 acres.
