At a critical time in IKEA’s expansion throughout the western United States and Canada, it needed to find the best location to build a modern distribution center, a location that offered low costs, a stable labor base, the ability to utilize multiple ports on the West Coast, efficient access to all its markets and sufficient land to accommodate future expansion.

Solution:
The Tejon Ranch Commerce Center proved to be the best location, offering significant advantages in all of these critical areas.

Situation:
Previously, Famous Footwear shipped product imported through the ports of Los Angeles and Long Beach to its Midwest distribution facilities, where shoes were sorted and shipped back to its Western retail locations. As business grew and it became apparent that this distribution model was a less efficient method of serving the needs of customers in the West, Brown Shoe made the strategic decision to open a Western distribution center.

Solution:
To assist in the search for the best location for a new distribution center, Brown Shoe enlisted the services of Clayco Inc., a design/build firm specializing in corporate real estate solutions. The Famous Footwear logistics team worked with Clayco executives to find a site that:

  • was strategically located in an area that could maximize in-bound and out-bound efficiencies
  • had a large pool of stable, qualified and motivated employees
  • was competitively priced and offered opportunities for expansion

Situation:
Previously based in the Los Angeles area, Caterpillar investigated additional locations that could reduce overall operational costs.  In addition to the cost of operations, Caterpillar desired a location that could deliver a facility in an expedient manner.

Solution:
Caterpillar chose Tejon Ranch Commerce Center over four other sites due to its location relative to transportation infrastructure as well as Caterpillar’s west coast dealers.  Working within Kern County’s pro-business environment, Caterpillar was able to build a 409,000 square foot state-of-the-art facility and establish their West Coast operations in only eight months.
